WELCOME TO THE ANNEX

Two brownstones, built in 1865, have been reborn in 2013. The new complex, known as The Annex at 1516 and 1518 Spruce Street have been transformed into trendy apartments. Near Rittenhouse Square these apartments are in the center of it all, allowing its residents to enjoy the benefits of being in one of Philadelphia’s most affluent, and charming neighborhoods.

THE HISTORY

The Annex has been used for a variety of purposes since 1865.  Originally, constructed as single family homes, both buildings were later re-purposed. 1516 Spruce was converted into a school, and remained that way up until its closing in 2005. 1518 Spruce was converted into apartments to house the staff of The Touraine Hotel next door. Although Reinhold Residential has completely redone the two brownstones, they have made it clear that restoring, and maintaining the unique character of the buildings is what makes The Annex so exceptional to live in. The Annex is a mélange of the past and the present. This is seen throughout the building from the stained glass window above the entryway to the ceiling moldings that have been restored to perfection. These apartments, though modern and stylish, respect the buildings’ past, and our planet’s future.

THE APARTMENTS

The apartments themselves are breathtaking. They offer the comfort and luxury of any modern apartment with the charm of a Victorian building. Reinhold Residential used ECO- friendly materials in The Annex’s construction. This includes Bamboo hardwood flooring from responsibly harvested forests, LED lighting, and energy efficient appliances. The most noteworthy of these appliances is Big Chill’s mint green retro styled fridge, which brings the living space together with its splash of color. The apartments are a neutral design with multiple layouts that will appeal to future residents. There are a variety of apartments available for nine-month leases suited for their tenants starting in November.

THE AMENITIES

From the top-of-the-line security systems to convenient concierge services, The Annex has it all! One of the most important security features  is the 24/7 virtual doorman. A virtual doorman provides round the clock security through the use of security cameras that monitor the property. In place, there will also be a FOB system. All entry into the building will just require a swipe of a FOB key for entry.  Another feature  that residents will love is what The Annex is calling their Telephone Intercom System. This revolutionary system will allow tenants to buzz visitors into their building, whether they’re at home, or out on the town. This intercom will ameliorate the necessity to trudge downstairs to answer the door, or even be at home for when their guests arrive. Finally, The Annex is a private apartment building. The only shared spaces are the hallways, the bike storage area, and the free washers and dryers in the basement, so if a concierge is required, The Touraine lobby just next door is available for all of the customer service needs of The Annex residents. The Annex is its own private entity that benefits from its sister building next door.

THE STAFF

Diane Goodlunis is the Property Manager of The Touraine. Diane has an outstanding reputation. She has tenants who have lived at The Touraine 10, 15, 20, and 30 years. Jacklyn Fogarty is the Leasing Agent for The Annex.  Jacklyn started her career in the real estate sector when she moved to New York City about a decade ago. She was apartment hunting, and unfortunately she was driving her agent insane with her qualifications for her ideal New York apartment. It was through these many interactions that her agent recommended a career change for Jacklyn. From there, Jacklyn’s career was born. Jacklyn is a Philadelphia native, but she is new to Reinhold Residential. She brings an energy and passion to her career that makes you want to be friends with her. When interested in living at The Annex, Jacklyn is your girl.

THE BOTTOM LINE

The Annex is one Philadelphia locale that should be recognized. Reinhold Residential has restored a beautiful building into further glory by improving and rehabilitating two of Philadelphia’s brownstones into a modern apartment complex. The Annex has updated the building to include features that are difficult to find in such historical homes. They have included amenities that everyone is looking for like washers and dryers, but they also allow their residents to use The Touraine’s concierge. It’s the best of both worlds; a private apartment community, with the benefits of a lobby next door. Everyone comes to us at The Philadelphia Apartment Company asking to live in Rittenhouse Square, and now there are even more options in that area for the renters of Philadelphia.
